Rental Policies
1- All applicants over the age of eighteen years, regardless of employment status, who will be occupying the property must complete an application in full, sign it and pay the application fee of $30 in CASH ONLY. The application fee is nonrefundable. Applications can be dropped off at the office between the hours of 9am-6pm,weekdays or given directly to the rental agent.

2- Credit reports will be run on all applicants and hand carried or faxed credit reports are not acceptable. Applicants must provide a copy of their photo ID (does not have tobe US issued), a copy of their last pay stub and if self-employed, a copy of their last two years tax returns. Applicants are not required to have legal status in the US.

3- All applicants will have credit and eviction reports run. Failure to be able to verify income, credit or residency history will be cause for denial. If requested, the manager will provide a copy of the credit report, which can be picked up at the office (will not be mailed).

4- Alpha Property Management adheres to all Fair Housing laws. We do not discriminate against any protected class. Smokers and pet owners are not protected classes.

5- Applicants are considered on their ability to pay rent based on total verifiable income to the tenants. Some properties may accept co-signers but it is on a case by case basis. No applicants will be  considered who have unlawful detainer actions nor bank returned checks that appear in their credit file.

Further causes for denial are bad credit, short tenancies with no verifiable landlord history, poor maintenance at previous rentals, negative landlord references and other negative responses in the compiled data.

6-Applicants will be provided a response on their application as quickly as reasonably possible provided applicant has included all relevant information required. Failure to provide secondary numbers of landlords delays the response.

7-Upon acceptance of your application, you are expected to pay the security deposit in full with a cashiers check and to sign the lease to hold the property until your agreed upon move in date. Until the deposit is paid and the lease is signed, the property is not rented to you so time is of the essence in this last step. Failure to quickly respond to an application approval can lead to another application being accepted.
